Building a Barndominium in Michigan: What to Know Before You Start

Barndominiums — post-frame homes that pair living space with real shop space — are the fastest-growing thing we build. They're also the most misunderstood, mostly because internet cost figures come from Texas. Here's the Michigan version.

What a barndo actually costs in Michigan

• Finished, all-in: most Michigan owner projects land around $150–$250 per square foot of living space depending on finish level — comparable to conventional new construction, with the shop square footage coming in far cheaper than the living square footage.
• Shell only: the engineered post-frame shell (structure, roof, siding, doors, windows) is a fraction of the finished number, which is why many owners have us build the shell and finish the interior themselves over time.
• The Michigan tax: foundations and footings must reach below the 42-inch frost depth, and well/septic on rural land adds real money. Budget these before falling in love with a floor plan.

Shell vs. turnkey

The shell route saves the most money if you can act as your own general contractor for the interior — plumbing, electrical, HVAC, drywall. The turnkey route costs more but gives you one schedule and one point of accountability. We quote both so you can compare with real numbers instead of forum guesses.

Permits and zoning

A barndominium is a house in the eyes of your township: full residential building permit, residential code compliance for the living portion, and zoning that allows a residence on the parcel. Some townships also have minimum-square-footage or exterior-material rules. Check zoning before buying land — it's the most expensive mistake in barndo planning.

Financing

Construction lending for barndominiums has improved as appraisers see more comparables, but not every local lender is comfortable with them yet. Plan to talk to two or three lenders, and expect the process to go smoother with detailed builder drawings and specs — which an engineered Lester Building Systems package provides.
